What we charge.
LLC filing fee
One-time cost to create your U.S. LLC before investing.
Annual LLC renewal
Charged each year as part of your LLC annual report needed to maintain its active status in Florida.
Property management
Based on the rent charged to the tenant, per unit, and only charged while the unit is occupied. The rate decreases as your portfolio grows.
Lease renewal
Charged when we renew an existing tenant’s lease. This is in addition to the management fee, not in place of it.
Renovation projects
On total project costs over $3,000, quoted and approved by you before any work begins.

Property operating costs.
These are the usual operating costs that most properties pay on a monthly or yearly basis. They are not charged by Rentalogic, but we do take care of paying them for you.
Insurance
We partner with insurance brokers who find the best coverage for your property, at the best price.
Taxes
Assessed by the county and paid yearly.
Association fees
Condo or HOA dues, reserves and any special assessments.
Maintenance
Charged at cost, with maintenance work quoted above a threshold approved by you first.
Questions about cost.
No. Property search, negotiation and closing are handled by certified partner brokers, who earn their commission at closing. Rentalogic charges nothing on the purchase and takes no share of it.
Marketing and leasing, tenant screening, rent collection, maintenance coordination, vendor and association payments, insurance guidance, and financial reporting you can open at any time.
You pay no management fee. Our fee is charged on the rent charged to the tenant while the unit is occupied, so keeping it tenanted is our incentive as well as yours.
Monthly disbursements go directly to your bank account, with a statement showing rent collected, costs paid and the net sent to you.
