When a non-U.S. owner sells, the buyer is generally required to withhold a portion of the sale price for the IRS. It is credited against your actual liability, but it changes what you receive at closing and should be planned for.

The UK and the United States have both an income tax treaty and an estate tax treaty. They affect how rental income is taxed and how U.S. estate tax exposure is treated for UK residents. Your accountant should confirm how they apply to you.

HMRC

Reporting the income at home

UK residents are taxed on worldwide income, so U.S. rental income is reportable to HMRC, with relief generally available for U.S. tax already paid. We supply the statements to support the filing.
